Please note that these categories are based on lot sizes. The five Lot types (color codes) were created according to locations. Lot types can fall under a Lot Category depending on their sizes.
1. Ocean Front Lots 900 - 1,500 m2
Custom Homes. Specifications to be determined
2. Estate Lots 700 - 900 m2
Typical Lot Size: 60 - 80 ft x 110 ft (15 m x 30 m)
Lots Areas Ranges: 6,458 ft² - 12,916 ft² (600 m² up to 1,200 m²)
Construction Width: 42 ft (12.8 m) Maximum for houses
House size: 120 - 180 m2
Setbacks (Minimums):
Front Yard Setback: 15 ft (4.5 m) from front line of lot to the house
Front Façade Setback: 20 ft (6 m) from yard setback to lot's interior
Side Yard Setback: 6 ft (1.80 m) form yard property line
Side Street Setback: 5 ft (1.50 m) Mandatory yard area
Side Street Façade Setback: 15 ft (4.5 m) (Max.) from the side Street Setback
Porch & Windows Extensions
Porch: 7 ft (2.10 m) into front or side street yard
Bay Widows: 3 ft (1 m) into front or side street yard
Garage Requirements
Set back minimum: 5ft (1.5 m) from the rear lane right-of-way
Garage Doors Width: 8ft (2.40 m) facing the street
Drive way Width: Max. 10 ft (3 m)
3. Village Lots 400 - 650 m2
Typical Lot Size: 50 ft x 100 ft (15 m x 30 m)
Lots Areas Ranges: 4,842 ft² - 8,608 ft² (450 m² up to 800 m²)
Construction Width: 36 ft (11m) Maximum for houses
House size: 90 - 140 m2
